Another 14,000 new homes

Planning for future growth and new real estate developments, despite the current real estate market continues. The developers of Placer County’s, the Vineyards, have already spent millions for planning of the project and now that the Placer County Planning Commission has given the go-ahead, plan to spend another $835 million on the proposed development.

The newly approved development consist of 14,000 homes on 5,230-acres in South Placer County. In addition to the residential units there will be 274 acres of commercial uses, 900 acres of open space and 600 acres of quasi-public land for schools and public facilities. The developer will be required to complete many on-site and off-site improvements (estimated to be $235 million) prior to any building permits being issued.

The project is located on the north side of Base Line Road, on the south by the Sacramento/Placer County line, on the west by the Sutter/Placer County Line and Pleasant Grove Road on the east by Dry Creek and Walerga roads. The average price of a home in Placer County is currently $450,000. Do you think that is expensive? “I am just freaking out when I see what these people are going to have to pay for each house, it’s just crazy.” said Planning Commissioner Michelle Burris. Too often we take a short tern view of events and fail to plan for the future. The Vineyards will be a long-term project. The average cost of a home in the development in seven years will be over $650,000. The average cost of a home in Roseville back in 2000 was $194,000. .
